BUYING & SELLING

Before inspection day: a practical checklist

A little preparation makes the visit more useful. Arrange access, collect the right information and leave room in your timeline for the questions that come next.

01

Start with the decision and the deadline

Tell the inspector whether you are buying, selling or planning maintenance. Share the property address, approximate age and size, property type, and the date by which you need information. Confirm the inspection scope and delivery timing in writing before the appointment.

02

Make access possible

Arrange permission for entry. The inspector needs safe access to the electrical panel, water heater, heating equipment, attic hatch and crawlspace entrance where present. Move ordinary storage out of the way beforehand. Do not open unsafe equipment or enter confined spaces yourself just to prepare.

03

Gather the useful history

Provide available disclosures, previous inspection reports and invoices for major repairs. Note recurring leaks, rooms with unusual temperatures, outlets that do not work and any equipment that has been shut off. These details guide questions; they do not predetermine findings.

04

Plan for the conversation afterward

If you can attend, set aside time for a walkthrough. Ask which findings need prompt evaluation and which are routine maintenance. Read the written report in full. Arrange any recommended specialist work before your decision deadline rather than assuming the general report answers every question.

General educational guidance. Your agreed inspection scope and property conditions determine the appropriate next steps.
