Commercial property inspection

Understand the building behind the business decision. A commercial inspection begins with a defined scope for the property, its use and the decisions you need to make.

01

Scope comes before the site visit

Offices, retail spaces, mixed-use properties and multifamily buildings have different needs. Identify the buildings and units to be included, occupancy, access limits and the intended use of the report. A lender-required property condition assessment may need a separate agreement and specific reporting standard.

02

Review systems and records together

A visual review can include accessible structure, roof, exterior, plumbing, electrical distribution and heating and cooling equipment. Available maintenance records, prior assessments and owner interviews can add context, but they do not replace inspection or specialist review.

03

Know when to bring in a specialist

Environmental assessments, elevators, fire protection, engineering, accessibility compliance and detailed cost projections require separately defined expertise and scope. Identify these needs early. A general building inspection must not be represented as a full compliance audit.
